Water Damage Restoration in Northern Indiana & Southwest Michigan

Leaks, ice dams and storm water dried out, rebuilt and finished — claim included.

Water that gets through the roof does not stay on the ceiling. It runs along the top plate, soaks insulation, wicks into drywall and finds the cavity behind the wall, and the visible stain is usually the smallest part of what is wet. Left to dry on its own in a Michiana winter, that moisture turns into a mold and framing problem long after the roof itself has been fixed.

Lake Acer's restoration division handles what the water did after our roofing division stops it. We find the full extent of the moisture, dry the structure properly, remove what cannot be saved, and rebuild the finishes — with the insurance claim documented and managed through the same office.

Our process

From wet to finished

  1. Step 01

    Stop the source

There is no point drying a building that is still taking water. Emergency roof cover or repair comes first, 24 hours a day.

  2. Step 02

    Find the full extent

We trace the moisture past the visible stain — into insulation, wall cavities, subfloor and framing — so the drying plan covers what is actually wet.

  3. Step 03

    Dry the structure

Controlled drying of the affected assemblies, with saturated insulation and unsalvageable material removed rather than sealed back up damp.

  4. Step 04

    Document and file the claim

Photographs and moisture findings assembled for your carrier, with the claim filed and managed by us.

  5. Step 05

    Rebuild and finish

Drywall, insulation, trim, flooring and paint restored to match, so the room reads as it did before rather than as a repair.

Why Lake Acer

Why homeowners choose us for water damage restoration

  • The source and the damage, one company

The roof that leaked and the ceiling it ruined are the same job here. No coordinating two contractors who blame each other.

  • We look past the stain

Hidden moisture in a wall cavity is what turns a repair into a mold problem a year later. Finding it is most of the value.

  • Ice dam damage understood

Winter water intrusion in this region is usually an ice dam, which is a ventilation and insulation problem as much as a roofing one. We address the cause.

  • Claim handled with the repair

Documented, filed and followed through by the same people doing the work.

  • Finishes put back properly

Matched texture, trim and paint. The point is a room you stop noticing, not a patch.

Water Damage Restoration — common questions

  • My ceiling is stained but dry. Do I still need anything done?

Possibly not, but it is worth knowing why it stained. A stain means water got in at least once, and if the cause is still there the next storm repeats it. The inspection is free and will tell you whether anything is still wet.

  • What is an ice dam and why does it keep happening?

Heat escaping into the attic melts snow on the upper roof; the water refreezes at the cold eave and builds a dam that backs water up under the shingles. Fixing it properly means addressing attic insulation and ventilation, not just the roof surface — which is why we look at all three.

  • Will my insurance cover water damage from a roof leak?

It depends on the cause and your policy. Sudden damage from a storm event is treated very differently from long-term seepage through a worn-out roof. We document what we find accurately and tell you honestly which of those your situation looks like.
