Drone and on-roof inspection with photo documentation — free, with no obligation.

You cannot make a good decision about a roof you have never seen. Most homeowners have only ever viewed theirs from the driveway, which is the one angle that hides nearly everything that matters — valleys, pipe boots, flashing against sidewalls, hail bruising, and whether the ridge is sitting flat.

Lake Acer's roof inspection is free and comes with the photos. We fly the roof, walk it where it is safe to do so, and give you a written assessment of condition and remaining life. If it needs nothing, we will tell you it needs nothing. The inspection is a genuine service, not a sales call with a ladder.

Our process

What the inspection covers

  1. Step 01

    Aerial drone pass

High-resolution imagery of every roof plane, including the slopes you cannot see from the ground and the ones a ladder cannot safely reach.

  2. Step 02

    On-roof assessment

Where pitch and conditions allow, we get on the roof and check shingle flexibility, seal strips, fastener lines and soft spots underfoot.

  3. Step 03

    Details and penetrations

Valleys, step and counter flashing, chimney saddles, pipe boots, vents and skylights — the small details responsible for most leaks.

  4. Step 04

    Ventilation and attic check

Intake and exhaust balance, and where accessible, a look at the attic side for daylight, staining and damp insulation.

  5. Step 05

    Written assessment and photos

You receive the findings in writing with the images, whether or not you ever hire us.

Why Lake Acer

Why homeowners choose us for free roof inspection

  • Genuinely free, genuinely no obligation

No charge, and no requirement to buy anything. Plenty of our inspections end with us telling the homeowner the roof is fine.

  • You keep the photos

The imagery is yours. It is useful for an insurance claim, a real estate transaction, or simply knowing what you own.

  • Safer and more thorough than a ladder

A drone reaches steep and high slopes that nobody should be walking, and it photographs them at a resolution the eye cannot match.

  • Claim-ready documentation

If we find storm damage, the inspection is already in the format an insurance adjuster expects.

  • Useful before you buy or sell

An independent read on remaining roof life is worth having before a closing date, not after.

Free Roof Inspection — common questions

  • How long does an inspection take?

Typically under an hour on site for an average single-family home. You do not need to be present for the exterior portion, though most homeowners prefer to be there for the walkthrough of the photos afterwards.

  • Will you try to sell me a roof?

We will tell you what we found and what we think it means. If the roof has ten years left, that is what the report will say. The inspection has value to you either way, which is why we do not charge for it.

  • Can I use the report for my insurance claim?

Yes. The documentation is prepared with claims in mind — dated photographs, identified damage and a written summary — and if you want us to, we will file and manage the claim for you as well.
