How a Lake Acer roof replacement runs

  1. Step 01

    Free drone and ground inspection

    We photograph the roof from the air and walk the property to document decking, flashing, ventilation and any storm damage. You see the same photos we do.

  2. Step 02

    Written quote with material samples

    You get a line-item quote and real shingle samples to hold against your siding and trim. If the damage looks insurable, we tell you that up front and walk you through the claim route.

  3. Step 03

    Tear-off and deck inspection

    Everything comes off down to the wood. Soft, delaminated or rotted decking gets found at this stage, not after the shingles are back on, and is priced and approved before we replace it.

  4. Step 04

    Ice & water shield and underlayment

    Self-adhering ice and water shield goes into the eaves, valleys and around every penetration — the places Michiana ice dams actually push water — followed by synthetic underlayment over the full deck.

  5. Step 05

    Shingle installation and ventilation

    Starter course, field shingles, new pipe boots and step flashing, hip and ridge cap, and a balanced intake-and-exhaust ventilation setup so the attic is not cooking the new roof from below.

  6. Step 06

    Cleanup, walkthrough and warranty registration

    Magnet sweep of the drive and lawn, a final walkthrough with you on the ground, and your manufacturer warranty registered — plus our own 5-year workmanship warranty in writing.
