Commercial & Institutional Roofing in Michiana

Churches, multi-family and commercial buildings — including lift access and phased work.
Historic brick church with a white protective tarp over the main roof and a red boom lift raised against the steeple

A commercial roof is a different problem from a house. The building usually has to keep operating while you work on it, access often means a lift rather than a ladder, and the consequences of water getting in run to inventory, equipment and tenants rather than a bedroom ceiling. Historic and institutional buildings add another layer — steep slate and tile, towers, and details nobody makes a stock part for any more.

Lake Acer takes on commercial, multi-family and institutional roofing across the Michiana region, including the church project pictured on this page. We stage the work around how the building is actually used, cover what is open at the end of every day, and keep a single point of contact for the property manager, board or owner.

Our process

How we run a commercial project

  1. Step 01

    Site assessment and access plan

Roof survey, drainage and penetration review, and a plan for how we reach the work — lift, scaffold or roof access — that keeps the building operating.

  2. Step 02

    Scope, phasing and written proposal

A documented scope with phasing that fits your occupancy, service hours or congregation schedule, so the building is not shut down for the duration.

  3. Step 03

    Protection and daily dry-in

Interiors and grounds protected, and every open section dried in before the crew leaves for the day. Weather does not get a free shot at the inside of your building.

  4. Step 04

    Installation and inspection

Work completed to the system specification with progress documented in photographs for your records and, where relevant, your insurer.

  5. Step 05

    Handover and documentation

Final walkthrough with the owner or property manager, warranty paperwork, and the photo record of what was done underneath the finished surface.

Why Lake Acer

Why homeowners choose us for commercial roofing

  • The building keeps running

Phased scheduling around services, tenants or operating hours, rather than a plan that assumes an empty building.

  • Lift and difficult access handled

Steeples, towers and multi-story elevations are a normal part of our commercial work, not an exception we subcontract and hope about.

  • Emergency tarping at scale

When a commercial roof opens up, covering it fast is its own skill. We respond 24/7 and cover large areas properly.

  • Insurance claims managed

Storm damage on a commercial building is documented, filed and followed through by us, the same as on a residential claim.

  • One point of contact

Property managers and church boards get a single person who knows the job, not a different number for every question.

Commercial Roofing — common questions

  • Do you work on historic and church buildings?

Yes. The photograph on this page is a historic church project of ours, with the main roof tarped and a lift set against the tower. These buildings need patience and a plan for access more than anything else.

  • Can the work be phased around our schedule?

That is the normal way we run commercial jobs. Tell us the hours, services or tenant constraints that cannot move and we will build the sequence around them.

  • Do you handle multi-family and rental properties?

Yes — apartment buildings, duplexes and rental portfolios. We can coordinate notice to tenants and work building by building so occupancy is disrupted as little as possible.
